Sandwich Lease Option Nets $13,000

I’ve been reading and learning all I can on this site. After making the decision six months ago to start investing in real estate, I just closed my first deal that netted $13k. I’m thrilled to say the least! CRE Online has been an excellent source of information and has helped me become more creative in my thinking and putting together deals.

This deal came from a referral–a friend of a friend of someone I met in passing and gave my business card. He was in way over his head (lost his job) and needed out. I did a lease option with him for $2k option consideration and had a tenant/buyer waiting for a home in this area who paid $15k option money to get in. I’ll make $20k on the back end of this deal in two years.

I see so many people that are new to real estate investing that seem too afraid to get out there and try. PLEASE—don’t let the fear of the unknown hold you back. I easily could have let that natural fear keep me from doing what needed to be done: calling sellers, meeting them face to face, negotiating contracts, etc. It freaks me out, too.

But I forced myself to do it, and if I can (hokey–I know) ANYONE can! Stop waiting for deals to come your way. Get out there and MAKE them happen. This is supposed to be creative real estate investing. Start creating. Everyone knows at least one person who could use your help. Talk to people and tell them what you do. I just feel great and wanted to share my thoughts with all of you.
