    NOT COMPLETELY TRUE. The privacy element is defeated if you already own property in your name. Your name WILL be in public record when your transfer the property to the trustee. The trust transfer deed will have YOUR name on it as the grantor and the deed is public record. You will be not the current owner, but your name will still be on public record as the grantor. Anyone who wants a copy of the deed to your property will still see YOUR name – AND – if the deed states “not pursuant to sale,” so you don’t get a tax reassessment, it doesn’t take scientist to figure out you set up the land trust and may be the beneficiary. PRIVACY GONE. Anyone can trace back to YOUR name to any real estate property may you may own. To really keep you name out of public record, don’t buy property in your name when you buy it.
