I Assigned My Contract to a Rehabber for a Quick Flip

After a three-month mentoring program with an experienced investor and asking many questions, I have gotten enough courage to find the following deal:

I found a home needing to be rehabbed. The seller was asking $120,000. The repairs needed were approximately $4,000 I offered $85,000, and the seller countered with $90,000. We signed a contract, and I found an investor to whom I assigned the contract for a $5,000 assignment fee.
