Many ways to wholesale a REO or HUD which I buy consistently.

1. Simultaneous Close
2. Double Close
3. Create and entity, then sell entity for a fee
4. Quit claim trick

I'd say 95% of my deals are bank owned properties and I wholesale them with ease. Don't let the non-assignable verbage scare you.
