I believe you should look to a different sort of mentor - a sales coach.

An investors sales technique is where the sale is made or lost.

The REI mentoring programs will teach you techniques. You already know these cold. Rather, I suspect that your lack of success is a direct result of not conducting the sale in the correct manner.

Do you warm up and do you do it properly? Are you making the sellers laugh? Do they think that you are nice, trustworthy, kind? Are you empathetic? Are you utilizing NLP; are you responding properly to the sellers body language; and do you question, question, question? Do you close? How hard do you close and how many times? What sales techniques do you use and how many ways do you employ them? Do you self-talk, i.e., practice, so that you can be prepared for any statement or question - without stumbling?

Need I go on?

Sales is chess. You MUST be thinking at least 3 statements (moves) ahead. That is the only way that you will be able to direct the conversation in the manner that will result in you being perceived as a friend.

Finding a motivated seller is easy. Convincing them that they should give you all their equity, or great terms, or anything at all, is a skill set that almost none of the guru's teach. Skill at sales is the golden goose. Pursue it.
