I was once in your position and ended up finding alot of success as a real estate wholesaler, if you play your cards right you can make $10,000-$20,000 a deal without the need for cash or credit, or even the ability to take on risk.
I would suggest looking a courses in real estate wholesaling to get you past your learning curve much quicker, I have purchased course from both Vena Jones and Eric Medemar, and have learned a great deal from both. The Course from Eric Medemar was far less expensive which always seems to be a good thing.
