I'm a Canadian but investing in the U.S., I found it difficult to structure these "no money down" deals here. Especially with the price of real estate in Canada. Have done quite well in the U.S., 4 rental properties in 6 months. What area are you from?? If you are close to the border, I would recommend buying south.
