I must admit that I was not aware that people were doing their own closings a escrow in other states, so I apologize on that issue (I was going to make a stink about the fact that you were doing closings for out of state deals, but it appears you don't).

As for precedence, it means REPORTED decisions in the law reporters (usually appellate cases) that analyze the law. The argument that "the judge in the last case ruled in my favor" means squat to the judge you are in front of. Unless you show him reported law, he is free to make up his own law as he sees fit (remember the FL Supreme Court in Gore vs. Bush?).

As for complexity, my Mom said (after you spoke) that she hadn't been that confused since she had been a Jack Miller seminar!
