By chance does this MH have gold plated faucets? In Michigan, most of our MHs sell for 80k off the dealer lot.
And these are nice places too.....
Slightly used MHs sell for 1-5k.

Find out what the sellers really need. If they have back lot rent that is owed, that's a good sign they will
sell on terms meaning you can get into it on LO. Don't tell them you have 4k to put down immediately.
You need to work your way around to the subject once you find out what they NEED, not want.

Couldn't tell you if those are great prices on rent....seems low. Perhaps others from Cali can advise you on foreclosure law and help you extend your stay somewhat.
