Speaking of communiction....I've been a landlord for about 20 years, and admit I still fumble for words whenever a potential renter calls on an ad. Ideally, I know you're supposed to try to screen callers before wasting time showing them the property, but sometimes it's hard to do that while also remaining tactful. If anyone has solid script down that seems to work well, I'd love to hear about it. Not only do you have to say and ask the right questions, but you have to stay "in charge" of the call. Simply answering questions and waiting for the next one is too reactive, I think.
