I live off the net income. the properties carry themselves nicely.

correct. but the resale market will not permit me to extract cash from this equity. no liquidity down there.

rental markets and resale markets are disrelated. layoffs all over the place really kill low income tenants. one particular place has been hemmered. and people losing homes and re-entering the rental market somehow do not want to go into the low income parts of my towns.
