I do one of two things that work well:
a)Take a flyer with pic of the property etc to the auctions at your local courthouse where the cash buyers are. Pass out flyers. Dont talk people are trying to listen once the auction starts.
b) Call the 4 Rent ads in the area where the house is and find out if the landlord wants some discount properties.
