Jim, I'm curious why you're attracted to small real estate development. Not that there's anything wrong with it, but I think it's important to do something that's fulfilling and don't worry so much about what it's called. I would suggest starting by buying a fixer house, remodeling it, then selling it. Do that a few times, and if you have success, then branch out to building a new house on a lot. You also need a good idea about why you want to develop. Is there an unmet need for houses that you think you can fulfill? Do you think you can build them better, faster, or cheaper? I would also caution you to make sure you make every effort to turn a profit. There's no shame in becoming a millionaire if that's how it turns out, but you also don't want to be so casual in your analysis that you break even or even lose money. As for education, I would look at Amazon.com and libraries for books about real estate developing. I have also seen classes advertised in my area for learning about real estate development, through the Learning Exchange. I think they have these classes in many parts of the country.
