Like Wayne, I would recommend NC. However, I have a problem w/anything build on a spit of sand. The nature of any barrier island is to shift with water & wind.

Although every area has inherent geological concerns, my recommendation would be to investigate Oriental NC. The right-on-the-water buys are incredible right now & I can recommend a reputable realtor. Oriental has the charm of a New England coastal village w/the best prices on the East Coast. We have lots of fun parades & festivals, including the Spirit of Christmas, complete with a parade of lighted boats & our big Croaker Fest in July. What brings in the most tourists is our annual Dragon Run on New Year's Eve, when all the kids get under a Chinese Dragon to parade while everyone else bangs on pots w/wooden spoons to drive out all the evil spirits for the New Year.

We don't have any fast food or souvenir shops, but we do have gift shops & art galleries, as well as some B & Bs. Since this is the Sailing Capitol of NC, we also have marinas, sailmakers, canvas-makers, West Marine & a sailing school. There are also 2 places to rent canoes. We have about 3 times as many boats as people (875), & you can buy a large SFH on the water for 400-600k. I love watching the fish jump from my kitchen window, & the cats & I are fascinated by the deer in the front yard in the afternoon.

I spent years looking @ retirement waterfront property from Maine to NC, & 1st came here in 1989. I still think this is the best waterfront bargain--it's hard to beat a fishing/sailing village right on the ICW.
