the season is 12 weeks from Memorial to Labor Day, you need to rent every one of the 12 weeks and make what the enitre yearly rent is. Or rent to a tenant for the entire 12 months, return is about the same.
What are the numbers? Jersey stuff that I've looked at is high priced and nowhere near positive cashflow. Therefore IMHO, it is not an investment, but a cash hog or a personal indulgemnce like a boat, race car, or other high priced toy. but that's just me.
