If you had a valid comp of 299k then your offer should have been in the 210k range minus repairs. A letter of intent is non binding and you should just walk. Always put in every offer subject to partner's approval and this will get you out of bad deals. It will have your partner (my wife) say "what were you thinking?" but at least you are out of it.
