Very likely the market in your area is not declining
like other area so the asset mgt company can demand more close to market value. Where we are in southern california there are many short sales and REO's.
We avoid shortsale since there is enough REO empty
houses easy to get into and easy to inspect. Easy to bargain 10 to 20% from asking price if you are cash buyer. Or 10% less towards closing cost ETC if
you are getting financing. More buyers are showing up now adays specially the low end priced houses. Good time for investors I think to flip fixers where Reo
sellers are more flexible on prices.
