That deal was completed September 07. Property had multiple title
issues involving an estate that owned a note on a property that had
been deeded back by the buyers during a BK. Also, original
administrator had died. I was able to straighten out the probate
situation and work with a new administrator, get a deed and buy the
note (in case I needed to foreclose to solve the problems). In the end, I
used Pacer to research the BK files of the buyers. They had filed 3 BKS
in the last ten years, some of which overlapped. However, I used Pacer
to find a discharge of one of the BKs that would free up the property in
question.Without Pacer and the ability to look at all the different BK files and
creditors I don't know how I would have gotten the property released
to it could be sold with marketable title. 8 cents a page was a deal. I
can't even make a copy in this town for that.As for the numbers it was a $55K+ profit. The work was all in the
paperwork. I didn't touch the house. But that's what I do. Not
everyone's idea of a good time. :) Kristine
