Floating vinyl is cushioned & put down w/out glue, & in bathrooms you can do a cut-out around the toilet instead of having to re-seat it. I bought a roll of faux-hardwood, & it looks great even next to oak laminate. However, I do not use it in kitchens because the constant scraping of chairs can cause it to tear. In the bedrooms, I supply coasters for the bed casters to disperse the pressure points. I also would not use it in an area subject to stiletto heels, but I'd be willing to bet not one of my tenants owns are pair of heels.
Note, Rich, that even those tenants who want carpet in the master bedroom like vinyl in most childrens' rooms.
Yes, greasy cooking can really make a mess, especially in my area, where even Twinkies & cheesecake are fried. That's one of the reasons the only stoves I buy are glass-tops w/self-cleaning ovens.
Fire is one of my greatest fears, so interior damage isn't the only reason I seldom rent to smokers. My 2nd greatest fear is condoms flushed down to the septic systems. I just forwarded a $168 bill to a tenant exactly for that. Ever since I paid a 1k plumbing bill for the same problem I've had a very specific flushing clause in my rental agreements.
