I had started installing ceramic tile in AZ then switched to laminate in CO. I love laminate. Looks great, wears well. Only problem comes if it gets flooded.

What is "floating vinyl"? I want to look into that as well.

What do you use in bathrooms?

As the carpeting wears out, I will be replacing it with laminate except in bedrooms, where I have found a fair number of prospects want to see carpet.

As to smokers, my lease states that they are responsible for all costs to return the unit to where a highly allergic person does not react to it when they move in. We charge for resealing, repainting, replacement of all fabrics (carpet, window treatments, etc.). And the cost almost always exceeds the deposit, so it gets marked up and sent to Collections if they don't pay on first request. I don't just single out the smokers. Cooking using certain styles will do the same thing to the unit.
