The depreciation schedule is shorter for used goods. Lots of landlords buy perfectly good used carpet. However, I stick to laminate & floating vinyl, which I've never had to replace. Saves me a lot of work, $$$ & grief, & the floors always look terrific for the next tenant. If you I need a little warmth for show (like in front of the fireplace), I get a cheap plush carpet remnant that doesn't need to be bound, throw it on the floor for show & throw it away after the tenant moves. Carpeting is filthy stuff, & moms w/allergic kids love laminate & vinyl. Doesn't attract fleas & cigarette smoke, either, though if I have a nice place i only rent to non-smokers. If they end up smoking inside I keep the entire deposit, per my rental agreement. There's too much work in rehabbing a smoker's cave.
