Katherine I have not done any subject to purchases because I can't find a Notary (that is who we must use in Quebec, not a lawyer)that would be willing to do a sale without contacting the banks for approval. However, I would love to find a way. Any suggestions??

As far as lease options go, I have done many of them and could do them every week if I had the properties available. This is one of my most profitable ways to sell a house.
You must understand that with lease options you are not getting your money for at least 18 to 24 months and you are dealing with people who usually have bad credit, so you must be careful. Also, they may or may not buy your house at the end of the agreement. In the meantime, if you buy right, you are usually making some cashflow every month.
