scouting fee

My business partners and I have formed a creative real estate business after attending the recent CRE convention in Las Vegas. We realize that there are leads we won't be able to help because they will expect retail price for their property. We want to develop relationships with a local real estate agent or two where we can send these leads. This is good for positive networking, lets the lead know we are truely trying to help, and it's good karma. My specific quesition to you guys concerns scouting fees. If we give a lead to an agent and that lead ends up selling their property with the agent I think we should get paid a fee or a cut of the commission. Anyone out there doing this? Any advice or personal experience? We're wondering if we should try to get this under contract or just trust the agent's good will (I know--no laughing please) with the understanding up front that if we get screwed we move on to someone else. It may not be a lot of money but it would still be cash flow into the business. Thanks in advance for your time!
