I am purchasing properties at 30 cents on the dollar, most properties are $10k-$25k each. I buy them on a spreadsheet, which means in bulk directly from the banks. These homes are junk, the bank tried to sell them and couldn't. I hold some of the properties & put Buyers in the homes & Seller Finance, I plan on seasoning the note for 12-24 months and then selling the note on the market. I also move some of the properties on to other investors.
