20% or so of my tenants and rents are S8. been as high as 50% and as low as 10%. when there are plenty of S8 vouchers floating around, I get more of them. when not, I get more working class types.

difficulty of eviction has nothing to do with tenant.
cut and dried process here in TX. I file about 1 per month.

management differences? never managed high end stuff, so I can't comment.
