Redding was a cheap place to buy a house back before 2004. Prices went crazy for a few years and now what seems to be cheap to some is not. I have lived here for 31 yrs now. The houses that seem cheap are pretty much junk they need fixed up and the price they are asking by the time you do the fix job your not ahead.
The best deals seem to be the ones in the 300k range.
But I guess for you coming from the bay area it might seem like cheap prices.
BUT if you want to cash flow or break even with rents its pretty hard. You would need to put alot down.
The income is not here for the prices of property. So far the places that seem maybe worth it are all short sells. Where are your rentals/state?
