You posted: "All Tax Deed Sales will be subject to any unpaid governmental and unpaid real property taxes for the year of the sale, which shall be designated on the Tax Deed when it is issued."

The key words here are "FOR THE YEAR OF THE SALE"...every tax lien is sold for the year of the delinquent taxes...they do not collect taxes ahead...it is always arrears....AND...yes, all liens will remain until the redemption period expires or they are paid...when that occurs they will be wiped from title...And, as both I and JT-In said,....the IRS lien will last for 120 days AFTER the sale.

And; Yes, the tax deed will say "Tax Year XXXXX" if it matures to you.

You also posted, "I had confused this qtn with one about redeeming a tax lien certificate at tax deed sale."

You DO NOT redeem tax lien certificates at a tax deed sale.

They are two entirely different aspects of tax investing.

I strongly suggest you read up and become educated before posting on tax liens or tax certificate.

"If in doubt...remain silent...someone knowledgeable will probably respond."

You learn nothing when you are talking.

It is a good business...been doing it for a long long time and you can really get BURNED.

Good Luck,
Bill H
