If you consider that depreciation on a house is approx. 27.5 years, personal property that old (other than jewelry, rare coins and the like) is likely to have no value left. You may want to sell the land with the MH as an "as is" bonus and build some of the return on the MH into the asking price. Just trying to brainstorm how to get advantage out of the MH when its useful life is at an end.
Think car or RV rather than house.
