Possible bird dog deal

I have a possible deal that I have gathered info for. I am still seeking an investor to flip it to though. It is located in Northern VA, the seller is asking for $180,000. Recent area sales from the past two years is about $300K, which is what the current loan balance is. The seller has been trying to get out for several months now. The bank preferrably wants a short sale but I am not familiar with short sales. The property only needs cosmetic work done to it. This sounds like a good buy for about $160K. Is this a good deal?
