I can tell you what over 130 investors recently did. They bought income producing properties from me. It is always a buyers market when you know what your doing and all the pro's are having someone else pay thier mortgage for them. Forget flips, forget foreclosure, forget tax sales and short sales and look for the real deal. I've been doing it for over 5 years now. INCOME PRODUCING PROPERTIES!
