What makes you think it's "worth" $230k as-is?

Before you offer a dollar, ask an MLS agemt friend to run a BPO scan to tell you what else has sold in that area like this MH w lot...and prices they sold for.

Then check Craigs list to see what else is selling there, and also to see what possible buyers you could find for this MH if you did buy it.

While our credit unions are currently financing newer DWMHs, '85 might not qualify for a CU (or any other) loan anywhere so I'd check to see how a buyer might be able to cash you out...if possible.

If a retail buyer couldn't finance it, I'd walk quickly away.
