Purchase the property via created company and/or trust (land trust even). when I want to purchase a property,
I offer via the trust because I want that on title work.If you buy via trust, then when you setup a closing, your buyer takes ownership of the trust (which owns the property) and you don't pay for a double closing.
Make your buyer put up the deposit money for the purchase as well. if they refuse, then they are just siding kickers.
