Question :
I had been approached by a friend in real estate to sell my home. Finally I agree to let her sell if she can get the much needed amount. I never signed a contract for her to list my home, she didn't put a sign in the yard, didn't run an ad and didn't know any specifics about the house so therefore when she brought the two individual prospects I would show it. To make a long story short the 2nd person made a low offer that I could take if I tied up on the real estate end. I offered them $1000 for the contact, they would not accept, and actually tried to have the buyer go up $4000 to satisfy their commission. I ran the ad myself and the same buyer bought my home. Needless to say my friend isn't speaking to me and her boss is threatening to sue on grounds of a verbal contract.

Whether verbal or not, an unlicensed person acting as a real estate agent cannot enforce a listing agreement. Thus, the ex-friend has no grounds to sue you.
