I advise everybody in this boat to just start talking to their circle of friends, asking what THEY are investing in during these weird recession days, ans LISTEN.
You probably have many millions of $$$ on your phone register that you haven't even thought about and until you start talking to those people you really haven't even started looking.
As my book on using IRA $$$ to buy REI, etc. point out there's jillions in other retirement plans that could legally be "rolled over" into SDIRA accts, then invested in most anything the SDIRA holder elects.
How about hosting some "SDIRA Investment Opportunity" meetings?
In a couple of words: Better not...or I guess in the Latin: "Caveat Orator"
I have seen several would-be sellers/promoters slapped down by their state Securities Commissions when they tried to host little "Investment Opportunity" meetings, etc. because the Sec. people felt they were hustling illegal, unregistered sec. offerings.
The one-on-one "buy ya a cuppa coffee?" meetings are far safer and have proved quite fruitful for lots of REIs with more opps than $$$ in finding those $$$ partners or lenders.
