I like you, am a 17 yr mortgage banking vet, and aside from cash transactions , getting simu closing with lender end financing is still not common or really done by most title companies in NY,nj, ct and ma. I have to say these must be low end deals with someone at the title co on the hook.just my opinon. if this was soooo ez, most intelligent investors would have been doing by now. save your money and keep your eye on the prize. RE investing is not get rich quik.
