Can you help me on this.PA scenario.

Client has a 55 non working acre farm. H&W make $125,000.Owes $150,000{e} and appraised at $368,000. Has had some tough times the past couple of years and realizes this would be a hard money loan. Wants to borrow $230,000-250,000. Owns the mineral rights ;house sits on the Marcellus plain in western pa. which contains oil, natural gas and coal deposits.He Is willing to assign the mineral rights as well.
