Buy right and the better your payday will be.1. 3/1 sfh Plus vacant lot in Dallas ok rental neighborhood.
Price 30k
ARV 70k (of house)
repairs 15k
Sold 33k finally sold to another investor after 4 months (bad deal)but I didnt lose money.2. 4/2 sfh in Dallas more of a home owner type nieghborhood.
Price 90k
ARV 145k
repairs 15k
sold 110k ( I put it on mls and had a buyer in a week. closed it about 30 days, after closing cost (double closing)+(commissions) I cashed out 11kBoth with no money down. I assigned the 1st one and sold the house on the 2nd one.
Learn to buy right and you will win. Due diligence is a must. Good Luck
