Expensive lesson, but I read every paper I sign or initial and so does my wife. Between us we have sent the escrow agent handling the signing back to their computer for corrected documents more than once. I also require all document be in my hands for approval by me 48 hours in advance and no, I will not pay for redrawing documents that are not submitted with this in mind. It is much better to leave with a couple of lost hours than what you are going through.

I was pre-law in college and the main reason I did not go to law school was because I passed te ethics test. Just kidding on that but I don't trust attorneys so I want to get to know them for a while and use the background of whatever I am hiring them for to screen out the less capable. The abilities vary widely.

For example, I had a problem with a Homeowners Association that was passing rules to make it nearly impossible to rent out my unit. One of their requirements was that I had to have at least a 12 month lease. One attorney suggested I use the private taking of my rights without compensation approach, which is a hard sell in court. The other suggested that I lease the property to my LLC and sub lease it to whomever I got as a tenant. One charged me two hours for his advice, the other only 5 minutes. The more expensive approach would have cost me thousands of dollars and was unlikely to work. The other worked right away.
