Help me wholesale this property!

What are some ways I can find a cash buyer for a wholesale property? I have a duplex under for 36, and am trying to sell at 42k. The ARV is 120k. One side is rented on a month to month at $425 per month, and the other side is vacant. Repairs are estimated at 10k.

To me this looks like a home run deal. But my free classifieds have not been generating a response yet.

Any suggestions?
