Seller Financing

Hi, I've got a cousin that is interested in selling a house he owns free and clear. I'm interested in buying the home and then lease optioning it.
I'm wondering how should I structure this deal with my cousin? I've heard of a Land Trust but have never done one or is there another way I should buy this?
