Seeking Investor - MN

My wife and I currently have an investment townhome under contract for deed, and are trying to purchase a second investment home. It is a duplex with existing leases and tennants, and will cash flow, but we can not get financing through a bank as a stated program. Any suggestins on investors or financing programs that could allow us to purchase this property?
