In Need of a Loan

I am looking for (if at all possible) a home loan. My middle credit is 545 and I am a first time home buyer. I am currently residing in the property that I wish to purchase. It is a multi-unit property, but I would like to convert it to single family. I need a loan for $30,000 and I make approx. $2,800 per month. I have a small down payment and the property is located in WV. If anyone has any information, I would greatly appreciate it.
