I feel like I repost the same response over and over..........Go to a local bank and talk to the guy that does commercial/business loans. If you can convince him you are a good investment for the bank.....HE WILL CHANGE YOUR WORLD!!!

You can cross-collaterize all your properties into one which will cut the number of mortgages on your report. You may be able to cash-out in the process and pay down some of the CC debt.

A good small bank will also finance rehabs based on ARV. Therefore eliminating the need to use your cards.

Read some of the archives on the advantages of working with a small bank. It still baffles me to no end why real estate investors work with brokers. The small banks are cheaper and WAY more flexible.
