You should read your land contract carefully to determine if there is any wording about you doing anything with the property prior to fullfilling your agreement.
If not, you should be able to enter into another contract with a third party taking into consideration your existing contract.
You just have to consider that you don't have the deed and therefore are limited on what you can do.
