I am aware of your viewpoints, as you know we have had several discussions about them. You ought to know about me over the years that I always give you a courteous ear and heed your input....Such as you remember the famous Ft. Worth caper a few years back where the several thousand unit project was only a couple thousand a door.[ which we did not do]
I accept your viewpoint that there is economic turbulence in SoCal, which includes the Inland Empire in your hq area and in 'your backyard' in the high desert.
I recognize the major slowdowns that have occured and the softness in liquidity in the financial markets as well.
What drives our 30 acre entitled project in the High Desert is a very unique aspect of development which I will not be going into here. You know what it is. I have 2 partners and a seller/ consultant in it with me.
It is not my only 'game'. I am doing San Diego stuff including loan mod programs, short sales, and along those lines. there still are not any massive giveaways by any of the lenders in SD County yet....at least to my knowledge. If you know about who/where I am open to your guidance.
As to the references to the banks, I thank you for the heads up, AND if you want to work with me on those workouts, you know I can do it. I am always energized by our talks and info sharing.
I look forward to any conversations you are willing to have about your back yard and the banks.
After, all, approaching only 71, I still have about 100 years to go and take over SoCal! :)
