Owner financing an owner financed property...

I am the buyer on a land contract... raw land financed by the owner. I will not obtain the deed until it is paid in full. Someone else has offered to purchase the property from me at a higher price than I am paying, but he also needs owner financing. Can I finance him while still being financed myself?
