If you have never managed rentals before, I HIGHLY reccomend talking to an attorney to find out the process of eviction,just for your recrds.FIRST OFF---IF oyu allow pets, you will have more of a problem than you will make off the properties.A change of carpet and padding everytime someone moves out..If you want to accept pets,put lanolium in EVERY ROOM.GO on line an get an application,and have them complete it.You will run into people who are professional renters.THey know the system that keeps them there without paying rent.You run into the sob story,the "POOR OLE ME" stories,and run into some of the worst people you could imagine.
On the other hand, the reason I put this as a new paragraph is.... You can also run into some of the nicest people who will keep your property clean,and appreciate a nice clean house.If you get people who have jobs,(verified) you will usually get good tenants.Those on social security usually pay.Those who have no job, not sure where their next meal is coming from, you dont want these type people.YOu may look at me right now as a mean, disresopectful person.Well, I may be.... don't pay your rent and watch what happens.Iquietly send them a drop dead letter than says....If you intend to pay your rent, I am about fed up with you....I send this letter as a courtesy of a declaration of war....I give you 7 days(include a payday) to pay me up..At the end of 7 days, I get an eviction , let that run its course of 10 days here in ga.and then I hire a deputy,(this is why you need to help out law enforcement in your communities if need be) and I go in, set your stuff out of the street, change the locks and run an ad for a new tenant....simple as that..ALWAYS check your local and state eviction laws.This is why the first sentence I said,.. find out your eviction process.If you screen your people right, you will get good tenants.I have a good repor with them,I offer to give references to anyone who calls about their credit worthiness.I will shut up, but if you believe every sob story you hear, you will be broke and out of business within 12 months.
