it doesn't sound like it - you need a crash course in landlording. I recommend Tony & Scotts book on landlording (i think they have one), and LANDLORDING by Leigh Price - buy it on mrlandlord.com. Secrets of a millionaire landlord, by Robert Shemin - available online or in bookstores . . . There are dozens, and most of them say the same things. Also, read like crazy on the mrlandlord forum.
You will need documents: I won't list them here, because you may have some of this if you have any experience. If not, let us know - I can help with some stuff.
You need to know landlord/tenant law in your area. You need to know your rental market; what you can expect to get in rent. What are the utility costs? Are you paying any of the utilities? Why or why not?
Get any landlording input you can.
*I* charge security (that is less than rent - for a reason) and first months rent only. Unless a pet - then perhaps a pet deposit(fee), depending.
You say that you expect that most of the people you rent to will be smokers - that sounds kinda profilish - get it out of your head that MH dwellers are unique.
We can help you get on your feet as a landlord, but it will take a lot of effort and proactivity on your part.
