Rental - first & last? No Smoking?

Hi there - I have a question about the norm for new tenants for a MH with land.
Do you ask for first & last plus a cleaning deposit?
Do you specify non-smoking? This one's difficult because I think most of the
people I'm going to rent to will be smokers.
Anything else you normally specify as a no-no or must have?
