I used to believe that renting mobile homes could be a big headache- mostly because my previous rental experience was with nice single family homes and (what I thought were) "high quality tenants".
Now I have 30 mobile homes in a park where half are rentals and half are Lonnie deals. I'm surprised at how few calls I get from the rentals- like maybe once a month for something minor.
There is plenty of pride among the tenants- in fact one guy asked for, and got, permission to build a 8 x 14 covered porch on his home. At his expense. It looks fantastic. Another guy asked if he could make a few repairs and it turns out he's a master painter, he did a fabulous job on the little trailer where he's paying me $90/week. Never asked me for money for paint or labor.
Screening of tenants is important. I'm also present 4 days a week. If I miss a day I get calls asking if I'm okay, so I'm not sure this would work in an absentee-owner situation.
